We are extremely pleased with the professionalism, integrity, and quality of service Island Way Clean & Seal provides. There was a stain in the middle of our paver-covered driveway that required precise intricate replacement of pavers without compromising the integrity of the existing work. Warranty Information

Island Way Clean and Seal, LLC warrants all residential applications against defects in workmanship or material failure such as cracking, peeling, or turning yellow as follows:

We provide a 3-year limited warranty using Ure-Seal H20 only. Customers are responsible for our material cost on all warranty work, however, we will provide labor for any warranty issues needing to be corrected.

This warranty is void if previously sealed and excludes damages caused by the failure of/or from any previous coating/sealer failure of the substratum or damage caused by customer abuse or neglect, no warranty is given if previously sealed. Slate, Flagstone, and any other natural stone which the customer requires to be sealed are not covered by the warranty. “Efflorescence” is not covered by this warranty, but is occasionally covered by the stone manufacturer. According to the “ICPI” (interlocking concrete pavement Institute), Efflorescence is a natural process, in which a random white haze may appear on the surface of the brick, which is caused by lime or water-soluble calcium oxide that rises to the surface after repeated saturation due to, oversaturation, rain or sprinklers. Efflorescence does not affect the integrity of the bricks and will usually resolve itself with time and exposure to the elements.”) The proper sealing of concrete brick pavers can either retard or completely stop the efflorescence process due to the moisture protection achieved by the sealing process. However, this warranty does not state or imply that efflorescence will stop as a result of the sealing process. We cannot guarantee or warranty that your sealed surfaces will not get tire marks. In most tires, there is a compound called ‘plasticizer’ which is designed to slightly melt from friction heat and gum up your tires to increase traction, often, this rubbery material may transfer onto some sealed paver surfaces which is called Plasticizer Migration. After the job is done we can provide you with some helpful tips to aid in keeping them at bay.

In addition, some brick pavers lie in a heavily moisture-ridden substratum (due to improper drainage) or over concrete, which may cause the bricks to retain moisture and cloud the bricks. Only proper drainage will correct the problem and is not the responsibility of Island Way Clean and Seal, LLC. Improper drainage during our service may cause water and sand to lie on the surface area, it is the customer’s responsibility to correct these issues prior to our service, Oftentimes, dependent on traffic volume, UV exposure, weather conditions, rainwater control from dripping off a home’s roof, pool cage, garden hose, downspout pouring directly on the surface, water flow, drains, voids between and under as well as many other factors that can contribute, it is possible for the joint sand to wash out from between the pavers. We are not responsible for any natural erosion that may occur based on these abnormal conditions. We do not express or imply any length of time the joint sand will remain in the paver joints. During the course of normal use as well as Installations exposed to driving winds or runoff, your pavers may lose some joint sand that can be simply replenished with dry sand.  The paver sand may settle in some areas to the bottom of the paver joint. In addition as a result of heavy rainfall as well as direct contact from pressure washing, water hoses, and sprinklers, some of the joint sand may become loose or wash out.

The customer understands that the sealing is only as good as the quality and condition of the bricks that are being sealed. No warranty is given if we did not prepare the area or it was prepared by anyone other than us. No claim is expressed or implied that we can totally remove all stains prior to application. We remove as much as is possible with today’s technology, equipment, and chemicals, yet some stains such as rust, paint, oils, efflorescence, acidic’s to include sealer are set deep into the pores of the bricks making total removal impossible without serious damage to the delicate patina of the bricks. Some stains can only be removed by having the bricks replaced manually. We also cannot guarantee insect intrusion, grass, weeds, and mildew will not return in any amount of time on any application, although we take many steps to retard the growth of mildew and weeds, there is no way to warrant the surface of insect, grass, weeds, contaminants or mildew. Also, some pavers are much more porous than others. Even inconsistency on the same surface can occur in/on from one paver to another which can impede the level of depth “sheen” or “shine” a surface can have. We do not in any way guarantee your pavers will hold a high shine or any shine at all, as it is paver by paver dependent. We do offer an additional high gloss sealer that is an additional coat over your sealed surface which has been known to increase the shine drastically in 98% of our applications, although we cannot guarantee it will in every instance, this service will include an additional cost to the customer. In addition, no claim is implied on how long the sealer will last (condition, quality, and how well the pavers were/are maintained can affect durability) To maintain your warranty, We require an inspection and pressure cleaning conducted by one of our crews or a company approved by us every 6 months for the life of the warranty given, the cost will be based on the square footage of the surface under warranty. Note that the sealer can be slippery in some cases, which we cannot be liable for. This warranty doesn’t cover mother nature or acts of God.

Free and/or complimentary services are not covered under the warranty.

We take many measures and steps to protect any surrounding plant life or foliage from our cleaning solutions. In some cases, plants can be damaged if the surrounding soil comes in contact with our solutions. In the rare occurrence, this happens, We will often replace that plant out of good customer service, but we do not take fault if a plant is damaged during our process.

Every Customer is asked to do a “Final walk-through” with a Technician prior to us leaving your property, this is one of the reasons why we have such a high satisfaction rating. If you are not home then we do the walk through by ourselves and try to give you the best possible result.

We take many measures to avoid water, sand, and cleaning solutions from entering your pool, garage, and/or doors, we take extra precautions in this area, heavy stripping can affect paint, which we are not liable for, although we take measures to avoid contact. Softwashing is designed to safely clean, it will not remove oxidation or marks, we are not responsible for damage caused by oxidation or improper care. Stripping of Sealer, We highly recommend and strongly encourage you to have your pool professionally cleaned after we strip, make sure your system is turned off prior to our arrival.

Contracting Island Way Clean and Seal, LLC gives us the right to, and the right not to, re-service, repair, and refund partial/full invoice amounts of ALL CLAIMS. All sales are final, there are no refunds. In accordance with Florida State Law, contracting Island Way Clean and Seal, LLC means customer waives all rights to any refunds regardless of whether they think we did a good job or not. Customers who do not pay for services rendered understand and accept that we reserve the right to take all legal steps to obtain payment, which may include, but isn’t limited to, sending their unpaid bill(s) to collections agencies, placing on a lien on their property, and showing up at their property to collect payment. We reserve the right to add service charges and late fees for all customers who refuse to pay their bill on time. Customer service is our priority immediately following employee safety. We reserve the right to, or not to, correct any issues our customers may encounter when properly notified prior, service charges for labor and materials may apply depending on the scope of work and the customers overall demeanor towards us.

Warranty is subject to change at any time without notice as industry products and processes change throughout time.  There is no warranty when using any customer-supplied products or services beyond our recommendations.

This is the only warranty given by the warrantor.

These terms and conditions serve as a binding agreement between the property owner and/or management, hereby identified as “client” or “customer” and Island Way Clean and Seal, LLC and its owners, employees, and subcontractors, hereby identified as “company” or “we,” for the execution of services in exchange for payment for residential or commercial exterior cleaning, paver sealing, or paver stripping or related services to include pressure washing, sealing, staining, painting and non-pressure washing (softwashing). The services that Island Way Clean and Seal, LLC provides to you are subject to the following terms and conditions, and we reserve the right to update them at any time without notice to you. You can review the terms and conditions by visiting our website under the review page under our warranty info at any time. By accepting or signing an estimate at any time in the past or future, the customer knowingly or unknowingly agrees to these terms and conditions. All customers understand it is solely their responsibility to read and understand these terms at all times before or after signing the contract and/or hiring us in any capacity.
Water Usage:
You agree to provide Island Way Clean and Seal, LLC the right to use an on-site water supply as needed to complete the stated project without compensation. If an exterior water supply is required, it will be at an additional charge. It is the customer’s responsibility to ensure the water supply is on and in working order before we arrive. Additional charges will be applied if water is not available.
Removal & Replacement of Personal Contents:
Removal and replacement of grills, deck furniture, planters, and any other items are the responsibility of the homeowner. Should we need to remove items from the deck, we will not be responsible for any damage, breakage, or storage issues. An additional charge may be applied for the time and labor devoted to the removal of these items.
House Wash Acknowledgement:
Client understands that any blemish or flaw or any existing oxidation will be more noticeable after cleaning. Vinyl-sided homes that have not been maintained or have contact sun exposure will be susceptible to oxidation. Signs of oxidation are as follows: chalky white powder on siding and the clear luster removed. Please understand if your home suffers from oxidation, you may see this difference after cleaning. When the home is covered with debris, those blemishes may not stand out as much as they would after it has been cleaned. Most of the time, these issues are pointed out to the client during the estimate inspection or during the cleaning process. The client understands that the company may not find every flaw and is not liable if it is more noticeable after the wash. The client also understands that if we do a site unseen estimate based on provided photos or use of Eagle eye or satellite or drone software, we will not be able to note any flaws in exterior surfaces. If we do a site unseen estimate, the client understands we are not liable for any unacknowledged flaw and will do our best to point this out on the date of cleaning. The client also understands that our cleaning solution is specifically designed for our cleaning services, and it will not cause any discoloration or damage to the siding. The client understands that they must shut off all outside electrical outlets and fixtures at the breaker box prior to service.
Concrete & Fence/Deck Cleaning Acknowledgement:
Island Way Clean and Seal, LLC also offers services such as concrete cleaning, paver sealing, paver stripping, softwashing, fence cleaning, deck cleaning, and more. These services are for the removal of ORGANIC MATERIALS ONLY such as moss, mold, algae, mildew, bacteria, and lichen. Concrete cleaning will also remove the majority of dirt that has gathered on the surface of the concrete. Concrete cleaning WILL NOT remove all grease, oil, rust, and other contaminants that have been allowed to soak into this extremely porous surface. Deck cleaning is also for the removal of ORGANIC MATERIALS such as mold, mildew, algae, moss, bacteria, and lichen. Island Way Clean and Seal, LLC typically uses only low pressure and mild cleaning agents for soft washing vertical surfaces.
Stains:
Some stains cannot be removed by power washing. Tree sap, artillery fungus, splatters from stains and paints are examples of materials that cannot be removed by conventional means. We make every attempt to point these areas out to the customer when quoting the project. Sometimes these stains cannot be removed at all. Windows may become water spotted as a result of our services. Window cleaning is NOT included. The appearance of concrete depends on a number of factors most linked to when the concrete was initially poured and cured. When concrete with dirt, mold, mildew, algae and other pollutants and stains is cleaned, the concrete will then reveal any and all imperfections that the pollutants and stains have covered up. The customer understands that not all concrete will look the same even on the same driveway, patio, sidewalk, or concrete slab. We are not liable if the concrete is new and it gets etched. We generally ask every customer how long their pavers have been down, and the same for concrete, but customer understands pressure washing newer concrete may result in etching or other issues so we recommend not cleaning them for 2 years after install.
Damages:
Island Way Clean and Seal, LLC expects your property to be in good repair and weather tight. This includes, but is not limited to all electrical services including receptacles and light fixtures. Doors and windows shall also be weathertight. Island Way Clean and Seal, LLC is not responsible for any damages in any case, especially not when damages are due to improperly installed siding, loose and/cracked shingles, tiles or siding, broken or opened windows, improperly sealed windows and doors, improperly sealed pavers, previously sealed pavers or other surfaces, wood rot, defective construction, improperly secured wires, loose or improperly installed gutters, and leaders and improper caulking, efflorescence or any drainage issues, tire marks, weeds, ants, algae or any other defect. In every aluminum siding case and in some cases with vinyl siding, the sun and weather will bleach the color or cause fading. Power washing, which entails the removal of chalky, gritty, or failing surface materials may cause the faded aspects of the vinyl or aluminum to stand out. Island Way Clean and Seal, LLC will not be responsible for such conditions, and will not be responsible for loose mortar that may dislodge during the cleaning process, or overspray on any surface, or any other defect that arises. Any damages must be reported to Island Way Clean and Seal, LLC within 24hrs of completion of service (we decide when the job is complete, not the customer). The company will be allowed 30 calendar days from the date of written receipt to inspect the premises and have the sole option in repairing or contracting repair to any damages or imperfections. Customer understands paver sealing and paver stripping can be very messy, and if there’s a mess they will allow us to make a good faith effort to resolve it our way. Customer understands strip jobs may not come out perfectly because we are trying to fix someone else’s mistake, and agrees to hold Island Way Clean and Seal, LLC harmless for any claims or damages related to paver stripping or paver sealing jobs. Island Way Clean and Seal, LLC is not responsible for damage to loose siding, house paint, wood, dirty pools, trim, outdoor kitchens, appliances, outdoor TV’s, screen enclosures, exterior walls, pool pumps or filters, windows, electrical items, vehicles, etcetera. We do our best to document any damages when we arrive and address it with the customer. If the estimate was done site unseen, Island Way Clean and Seal, LLC will never be held liable for any damages for any reason whatsoever. If there are any other contractors or persons working at the same time Island Way Clean and Seal, LLC can never be held liable for any damages or problems that occur. We instruct everyone to not hire multiple contractors at the same time as we can end up getting blamed for their mistake. We ask that every customer be home when we are doing the work so we can make sure they are happy before leaving. If they are not home then they also waive all claims against us for any reason, including but not limited to, damaged property, will never take legal action against us, and release us of any and all liability now and in the future. If a customer refuses to let Island Way Clean and Seal, LLC return to the property at any time to attempt to fix any issues at their discretion they waive any and all current and future claims, legal actions, liability, etcetera against us as well. 
Courtesy:
While Island Way Clean and Seal, LLC is on location and performing work on your property, you are responsible for keeping all children and pets, as well as other individuals away from the work area. Children and pets must be kept off the work surface for at least 24 hours after our work is completed. This is for your safety as well as our own.
Scheduling: 
We try our best to keep scheduling conflicts to a minimum, however, circumstances that are beyond our control may affect your project start and completion dates. You will be notified of any changes.
Payments: 
Payments to Island Way Clean and Seal, LLC are due upon completion of the work that day as per the contract schedule and are to be paid by check, cash, Zelle, Venmo, CashApp, Bitcoin or other approved cryptocurrencies. All balances are always due upon completion of the job. Any variance to this policy must be agreed upon and in writing on our contract.  Two percent daily late fees will automatically accrue in our crm after 5 days of non-payment. Late charges will be assessed on all balances not paid in accordance with contract terms. In case of customer forfeiting service, customer is responsible for payment of the portion completed. Customer must pay balance of what has been completed due upon cancellation, and the discretion of what amount owed is decided by Island Way Clean and Seal, LLC. The customer agrees to pay any collection or legal costs incurred by Island Way Clean and Seal, LLC related to the collection process of outstanding balances. All sales are final. No chargebacks are allowed. If customer tries to chargeback any amount at any time they understand we may charge a fee of up to two hundred percent of the original amount for the inconvenience and breach of our terms and conditions. Any other breach of these terms and conditions may also result in similar additional charges to the customer which are completely at Island Way Clean and Seal, LLC’s discretion and not up for debate.  Customer understands that refusing or failing to pay their bill may be considered theft of services under Florida state law. Customer gives Island Way Clean and Seal, LLC express permission to place a mechanics lien on their property if they refuse or fail to pay in a timely manner as contracted, and allows us to legally collect payment any way we see fit. If the customer attempts to legally fight the lien they understand they are responsible for covering any and all legal or other lien/collection related costs incurred by Island Way Clean and Seal, LLC.

Acceptance of Terms:
By accepting an estimate, the client agrees to all the terms and conditions in this agreement and in the signed contract. You authorize Island Way Clean and Seal, LLC to do the work as specified on the estimate. You release our company from any and all liability with regards to property damage, lost or misplaced property, and will never take legal or non-legal action against us, or file any claims with our insurance or any governmental or non governmental entity at any point in time. If any customer violates these terms knowingly or unknowingly they understand they may face legal action and possibly be liable for compensation, court costs, attorney fees, late fees, surcharges, etcetera. If a customer attempts to slander, defame, libel our company they understand we will take legal action to protect our reputation and business. Island Way Clean and Seal, LLC generally believes in working things out amicably to make both parties happy, but due to a few very unpleasant and irrational customers over the years we have to have these terms and conditions to protect ourselves. As shown by our excellent online reputation, we are great at what we do and can make nearly everyone happy to a reasonable extent. We will typically work with you to find a happy middle ground if there are any issues. We are reasonable and we expect the same in return. We are extremely nice and professional, but please do not mistake our kindness for weakness. The terms and conditions seem harsh but this is mostly for the once in a blue moon highly irrational customer who doesn’t want to pay us and also tries to maliciously harm our small business. We will give you respect and be polite and do our best to protect and improve your property, we only ask that you treat us in the same manner. Thank you
These terms and conditions also apply to any person or legal entity that hires us in the future, has ever hired us in the past, anyone who engages our company in any manner at any time, anyone who gets a detailed estimate from us, etcetera. These terms and conditions supersede any other terms and conditions expressed verbally or in writing.
